Meeting to reveal more on proposed Canora adult living complex

An informational meeting regarding the proposed seniors complex in Canora will be held on Sept. 6.

CANORA - An upcoming meeting will provide more details about a proposed seniors’ rental complex.

Bridge Road Developments is proposing a 12-unit adult active living complex in the Canora Golf Course subdivision with suites ranging from 800 to 1,400 square feet.

The meeting, planned for Friday, Sept. 6 at Canora Town Hall at 10:30 a.m., will get into more details on how the project could be financed and what would be needed for move forward.

Brandi Zavislak, Canora’s community development officer, said there a need for such a facility in the community and district.

“This would mean that any senior who wants to stay here gets to live in an active adult living complex that is a new development. It's a seniors’ oasis at the golf course. Our seniors do deserve the best. They are the pioneers of our community and area.”

The community development officer said so far, four people have committed to invest in the complex. An additional four – eight in total – will have to commit for it to move ahead.

According to information provided by the town, tenants and other investors in the project would form a corporation. That corporation would secure the title of the property, which the town has promised to provide at no charge.

A certain percentage of the facility cost would have to be committed before the corporation can secure a loan from a financial institution. Tenants would then be required to place funds to secure their suite.

The investors and tenants will receive interest on their funds and will be members of the corporation. All funds held by the corporation will be refundable.

Monthly costs for tenants are based on expenses such as municipal taxes, utilities, maintenance, staff and insurance, as well as what would be needed to pay off any debt.

At a previous meeting on May 9, Bridge Road estimated that each suite would require a refundable investment from tenants for each suite, and that rent would be around $2,500 to $2,800 per month.

Zavislak said Bridge Road has built similar facilities in Churchbridge, Langenburg and 15 other Saskatchewan communities.

“It’s such a good model that we're passionate about executing it and even if it takes time, we really are passionate about the fact that we need it here.”

Zavislak organized a trip to Bridge Road facility in Dauphin, Man. She said those that those that lived in the facility were positive and happy with their home, and those that were on the tour were impressed with the quality of the building. All 39 units in Dauphin were full and there was a waiting list of 40.

“There was a man that fell [during our visit] and all of his neighbors came to help,” she said. “That's the beauty of this complex because you're not living alone.”

The proposed facility will also have a common room with kitchen appliances where residents can gather.

The community development officer added the facility could be adapted to allow for residents that require assisted living.
